or DEFEASANCE, in Law, a condition relating to some certain deed, which being performed, the deed is defeated and rendered void, as if it had never been made. The difference between a common condition and a defeasance is, that the condition is annexed to, or inserted in, the deed; and a defeasance is a deed by itself concluded and agreed on between the parties, and having relation to another deed.
